South Portland — Riverfront to Ridgeline, All Within City Limits

South Portland stretches four miles along the Willamette River from the Aerial Tram to the Sellwood Bridge. Six distinct sub-areas, OHSU access, and homes from $265K condos to $1.2M hillside estates.

Market data verified March 2026

Stand on the Willamette Greenway Trail in South Waterfront on a clear June morning and look west. The Portland Aerial Tram climbs 500 feet above you, disappearing into the Douglas fir canopy on Marquam Hill. Below it, glass condo towers catch the sun along S Bond Avenue. Behind you, the Willamette River bends south toward Ross Island. This is the spot where most relocating buyers realize South Portland is not what they pictured when they heard "Southwest Portland."

Unlike Sellwood-Moreland across the river, South Portland does not have a walkable main street or a neighborhood commercial strip where you can grab groceries, a haircut, and coffee within two blocks. What it has instead is direct proximity to OHSU, 270 acres of parkland rising from the riverfront to Portland's highest point at Council Crest, and six sub-areas so different from each other that showing homes in South Waterfront and Terwilliger on the same afternoon feels like touring two separate cities.

The housing stock in South Portland ranges across more than a century of architecture. Lair Hill's Queen Anne Victorians date to the 1870s and sit on narrow 25-to-40-foot lots with covered front porches and decorative trim that survived Portland's urban renewal era. Corbett offers a mix of Craftsman bungalows, mid-century splits, and newer infill on hillside lots along SW Corbett Avenue. Terwilliger is the canopy neighborhood, with mid-century ranches and custom contemporaries tucked into wooded lots of 10,000 to 20,000 square feet, where the trade-off for privacy and old-growth trees is steep driveways and a car-dependent daily pattern. South Waterfront is the newest district, built almost entirely after 2004 on former shipyard land, with glass high-rise condos and HOA fees that run $400 to $800 per month.

Macadam Avenue is South Portland's commercial spine, but it functions as a commute corridor with pockets of retail rather than a traditional downtown. Zupan's Markets is the only grocery physically in the neighborhood, and it is a specialty gourmet market, not a conventional supermarket. The commercial trajectory here is filling in slowly. South Waterfront's ground-floor retail spaces continue to lease, adding restaurants and services each year, but the walkable village core that Sellwood or Lake Oswego offers does not exist here yet. I regularly tell buyers that South Portland's value proposition is location and access, not retail convenience.

When South Portland May Not Be the Right Fit

  • You need a walkable neighborhood grocery store within a 5-minute walk. South Portland's only grocery is Zupan's on Macadam Ave, a specialty gourmet market. The nearest conventional grocery is a 5-10 minute drive in Hillsdale or on Barbur Blvd. Consider Sellwood-Moreland, where New Seasons Market on SE Tacoma St is walkable from most of the neighborhood.
  • You want a single-family home under $400K. South Portland's single-family inventory starts in the mid-$400Ks in Fulton and Corbett. Sub-$400K options are almost entirely condos in Johns Landing or 1BR South Waterfront units. Consider Lents or Foster-Powell in SE Portland, where single-family homes on standard 5,000 sq ft lots run $350K-$425K with Springwater Corridor trail access.
  • You need top-rated public schools as your primary decision factor. Portland Public Schools carries an overall Niche grade of B. Lincoln HS is strong (Niche A), but PPS does not match the Lake Oswego, West Linn-Wilsonville, or Riverdale districts bordering South Portland. Consider Lake Oswego, where the Lake Oswego School District (Niche A) consistently ranks in Oregon's top 5.
  • You want flat, bikeable streets with a grid layout for daily cycling. South Portland's topography drops 500+ feet from the Terwilliger ridgeline to the river in less than half a mile. South Waterfront and the Greenway are flat, but the western half has steep grades and limited bike infrastructure. Consider Sellwood-Moreland or the Hawthorne/Division corridor, with flat grids, established bike lanes, and the Springwater Corridor for car-free cycling.
  • You want a large lot (quarter acre or more) with a flat, usable yard. Terwilliger has the largest lots, but they are sloped, wooded, and irregular. Lair Hill and Corbett lots are narrow. South Waterfront and Johns Landing are condo-dominated. Flat quarter-acre lots do not exist here. Consider Milwaukie, with flat lots of 7,000-10,000+ sq ft and direct MAX Orange Line access to downtown and South Waterfront.

My Take on South Portland

The thing I notice showing homes in South Portland that does not show up in listing data is the elevation effect. Walk down SW Corbett Avenue from Terwilliger Boulevard to the river on a weekday afternoon, and you pass through three completely different neighborhoods in fifteen minutes. The canopy closes in around SW Hamilton Street, the architecture shifts from mid-century to Victorian near SW Gibbs, and by the time you reach the South Waterfront towers on S Bond Avenue, you are in a different city. Most buyers do not understand how much variation exists within one neighborhood association boundary until they walk it themselves.

South Portland is right for buyers who prioritize location over walkable retail, who want to be inside Portland city limits with direct OHSU and downtown access, and who can live with driving 5-10 minutes to a conventional grocery store. It is not right for buyers who define neighborhood quality by the commercial strip they can walk to from their front door. If a walkable village center is at the top of your list, Hillsdale or Sellwood will make you happier, and I will tell you that in our first conversation.

The longer-term read on South Portland is that South Waterfront is still filling in. Ground-floor retail is leasing, the Thursday farmers market has grown each year, and the Tilikum Crossing bridge connected this neighborhood to SE Portland in a way that did not exist before 2015. The OHSU expansion continues to add both jobs and demand pressure on nearby housing. Lair Hill and Corbett, by contrast, are largely built out with limited new inventory. Buyers who want to be in South Portland in five years will likely pay more for the same property than they would today, especially in the sub-areas closest to the Aerial Tram.

Frequently Asked Questions About South Portland

The median home price in South Portland, Oregon falls within the broader Southwest Portland market, where the median sale price was approximately $645,000 as of February 2026. However, South Portland's actual price range varies dramatically by sub-area: condos in Johns Landing start under $300,000, while premium South Waterfront condos and Terwilliger hillside homes exceed $1 million. The neighborhood's unusually high condo share in South Waterfront and Johns Landing creates a wider entry-level range than most Portland neighborhoods.

The commute from South Portland, Oregon to downtown Portland can vary from essentially zero to approximately 15 minutes depending on the sub-area and time of day. South Waterfront residents are contiguous with downtown via the Portland Streetcar, which runs every 12-15 minutes along S Moody Ave. From Johns Landing at the southern end, the drive north on Macadam Avenue typically takes 10-15 minutes off-peak but can extend during afternoon hours when northbound traffic stacks at the Ross Island Bridge interchange. Buyers should test the actual commute at their expected departure time before committing.

South Portland, Oregon is served by Portland Public Schools (Niche grade B, #21 in Oregon). The primary high school for much of the neighborhood is Lincoln High School (Niche A, GreatSchools 8/10, 96% graduation rate, #1 college prep public high school in the Portland area). Southern portions of South Portland feed into Ida B. Wells-Barnett High School (Niche B-, GreatSchools 8/10, 28 AP courses). Capitol Hill Elementary (Niche B+, GreatSchools 9/10) ranks in the top 10% of Oregon elementary schools.

South Portland, Oregon encompasses six distinct sub-areas within a single neighborhood association boundary that stretches four miles along the Willamette River. South Waterfront is the modern high-rise condo district with Aerial Tram access to OHSU. Lair Hill contains Portland's oldest intact residential architecture, dating to the 1870s. Corbett connects the historic grid to the hillside with a mix of housing eras. Terwilliger offers wooded privacy on larger lots along Terwilliger Boulevard. Johns Landing provides river-adjacent condos along the Macadam Avenue commercial corridor. Fulton is a quiet residential pocket on the western edge bordering Hillsdale.

South Portland, Oregon works well for buyers who want to live inside Portland city limits within 15 minutes of downtown, with direct access to OHSU and the Willamette River. The neighborhood's defining features are the Portland Aerial Tram connecting South Waterfront to Marquam Hill, over 270 acres of parkland including Marquam Nature Park (203 acres of forest trails), and the Willamette Greenway Trail running the full four-mile length of the neighborhood. The trade-offs are limited walkable retail (no conventional grocery store within walking distance of most sub-areas), steep topography in the western half, and Portland Public Schools' overall Niche grade of B compared to adjacent districts like Lake Oswego (Niche A).

South Portland, Oregon is located in Multnomah County, where the effective property tax rate is approximately 1.07-1.08%. The median annual property tax bill in Portland is approximately $5,381 according to Ownwell. Oregon's property tax system uses an assessed value that is often lower than market value due to Measure 50 limitations, so actual tax bills vary by property. Oregon has no sales tax, which partially offsets the above-average property tax rate.

South Portland, Oregon has the most transit-rich infrastructure of any residential neighborhood in Southwest Portland. The MAX Orange Line stops at Lincoln St/SW 3rd Ave in South Waterfront and connects to downtown, Milwaukie, and Clackamas Town Center. The Portland Streetcar (NS Line and B Loop) serves South Waterfront along S Moody Ave. The Portland Aerial Tram connects South Waterfront to OHSU's Marquam Hill campus in 3 minutes. TriMet bus Line 12 (Barbur/Sandy) runs every 15 minutes along Barbur Blvd, and Barbur Boulevard Transit Center serves as the primary bus hub for the neighborhood's western edge. Tilikum Crossing, the nation's largest car-free bridge, carries MAX, Streetcar, buses, bikes, and pedestrians to SE Portland.

South Portland, Oregon contains over 270 acres of parkland across seven parks. Marquam Nature Park is the anchor at 203.5 acres with 7+ miles of forest hiking trails, making it Portland's third-largest park. Willamette Park provides 26.85 acres of riverfront recreation including a boat ramp, soccer fields, tennis courts, a dog off-leash area, and access to the Willamette Greenway Trail. Other parks include Lair Hill Park, Elizabeth Caruthers Park (home to the South Waterfront Farmers Market), Duniway Park and Lilac Garden (125+ lilac varieties), Butterfly Park, and George Himes Park (34 acres of forested trails connecting Barbur Blvd to Terwilliger).

In South Portland, Oregon, the median home price is approximately $645,000 compared to Sellwood-Moreland's approximately $682,000, a difference of roughly $37,000. Both neighborhoods are served by Portland Public Schools (Niche B). The primary distinction is character: South Portland offers the Portland Aerial Tram connection to OHSU, 203 acres of forest trails in Marquam Nature Park, and west-side freeway access via I-5 and Barbur Blvd. Sellwood-Moreland offers a walkable main street retail district along SE 13th Avenue, the Springwater Corridor trail, flat bikeable streets, and Oaks Bottom Wildlife Refuge. Buyers cross-shopping the two are typically choosing which side of the Willamette River fits their daily life.

From South Portland, Oregon, the two closest major employment corridors are downtown Portland (typically 7-15 minutes via Macadam Avenue, Barbur Boulevard, or Portland Streetcar) and OHSU on Marquam Hill (3-15 minutes, with the Portland Aerial Tram providing a direct 3-minute connection from South Waterfront). OHSU employs approximately 21,000 people across its Marquam Hill and South Waterfront campuses. Nike's Beaverton headquarters is typically 15-25 minutes via Highway 26, and Intel's Hillsboro campuses run 25-40 minutes on the Sunset Corridor. Lake Oswego and the Tigard-Tualatin corridor are 10-25 minutes south via Macadam Avenue or I-5.

South Portland, Oregon has an overall Walk Score of 72, but the range across its six sub-areas tells the real story. South Waterfront scores approximately 88 (Very Walkable) with Streetcar access, ground-floor retail, and the Willamette Greenway Trail. Lair Hill scores approximately 84 with its historic street grid near PSU and downtown. The scores drop significantly heading west and south: Corbett is approximately 70-75, Johns Landing approximately 50-60, Terwilliger approximately 40-50, and Fulton approximately 35-45. The western half of South Portland is functionally car-dependent due to steep topography and limited sidewalk infrastructure. Portland's citywide average Walk Score is 67.

The cost of living in South Portland, Oregon aligns closely with Portland's overall cost of living, which is approximately 27.7% higher than the national average according to Sperling's Best Places data. Portland's median household income is approximately $90,919 (2024 ACS). Within South Portland, housing costs vary significantly: median 2BR rent in the South Waterfront sub-area exceeds $2,000/month, while older Johns Landing condos rent for less. Oregon's absence of sales tax offsets some of the housing premium, and South Portland's proximity to downtown reduces transportation costs for residents who can commute by Streetcar, MAX, or the Aerial Tram.

The weather in South Portland, Oregon follows Portland's typical Pacific Northwest marine climate: mild, wet winters with temperatures typically ranging from the mid-30s to upper 40s (Fahrenheit), and warm, dry summers averaging highs in the upper 70s to mid-80s. South Portland's topography creates localized weather patterns worth noting. Tualatin Valley fog often rises to the base of the Terwilliger ridgeline from October through February, leaving upper-elevation homes in sun while the river corridor is socked in. The South Waterfront district, sheltered by the West Hills from prevailing west winds, can feel warmer than other Portland neighborhoods on clear summer evenings. Annual rainfall in Portland averages approximately 37 inches, with the driest months from July through September.

South Portland, Oregon has a focused but distinctive dining scene spread along Corbett Avenue and Macadam Avenue. Cafe Du Berry has served French cafe classics on Macadam for over 30 years. Elephants on Corbett is a Portland deli institution known for house-made salads, sandwiches, and key lime pie. Newer additions like Dough Zone Dumpling House and Al Hawr (Lebanese) have added international range. McMenamins Fulton Pub & Brewery is the neighborhood's social anchor in the Fulton sub-area. The South Waterfront end continues to add ground-floor restaurant space as the district matures. In total, South Portland offers 16 dining spots including 10 restaurants, 3 bars, and 3 cafes.

Neighborhoods in South Portland

South Portland's six sub-areas divide north to south along the Willamette River, with price and character shifting dramatically as you move from the modern towers near the Aerial Tram to the quiet residential streets bordering Hillsdale. The trade-off in every sub-area comes down to walkability versus space, river access versus hillside privacy. South Waterfront anchors the northern end with the highest Walk Scores and the most transit options in the neighborhood.

Dining in South Portland

Neighborhood deli and cafe on SW Corbett Avenue in South Portland, Oregon
Corbett Avenue's small commercial cluster anchors South Portland's dining scene.

South Portland's dining runs along two streets: Corbett Avenue and Macadam Avenue. The thing relocating buyers consistently don't expect is that the best options are spread across the full four-mile length of the neighborhood, not clustered in one walkable block. Cafe Du Berry has been a Macadam fixture for over 30 years, and the South Waterfront end is still adding ground-floor restaurant space as the district matures.

Shopping in South Portland

Zupan's Markets on S Macadam Avenue in South Portland, Oregon
Zupan's on Macadam is South Portland's only grocery store and a Portland-original specialty market.

Macadam Avenue is the commercial spine, but daily grocery access is the first thing you need to understand about South Portland. Zupan's Markets on Macadam is the only grocery physically in the neighborhood, and it is a premium specialty grocer with prices to match. The nearest conventional supermarket options are Fred Meyer on Barbur Blvd or New Seasons in Sellwood, both a 5-7 minute drive from most sub-areas. Oregon's no-sales-tax advantage applies to everything you buy, which takes some edge off Zupan's premium pricing.

Beyond grocery, Macadam's retail is a mix of specialty shops, services, and professional offices rather than a browsable shopping street. I've shown homes in South Portland to buyers who assumed they'd have a New Seasons or Fred Meyer within walking distance, and the grocery situation is the first thing I flag. If daily walkable retail matters to you, Hillsdale's Food Front Co-op or Sellwood's New Seasons are worth cross-shopping before you commit to this neighborhood.

Parks & Trails in South Portland

Willamette Greenway Trail through Willamette Park with the river and Ross Island visible
The Willamette Greenway Trail runs the full four-mile length of South Portland along the river.

The Marquam Trail is the connective infrastructure that defines South Portland's outdoor character. It starts at Willamette Park on the riverfront, climbs through 203 acres of old-growth forest in Marquam Nature Park, crosses Council Crest at 1,073 feet, and connects to the 31-mile Wildwood Trail in Forest Park. That single corridor links the river to the ridgeline and ties South Portland's neighborhoods to schools, transit stops, and downtown. The Willamette Greenway Trail runs the full length of the neighborhood along the river, from the Marquam Bridge to the Sellwood Bridge.

For relocating families with medical careers or ongoing specialty care needs, this concentration of medical infrastructure within a single neighborhood is something I have not seen matched anywhere else in Portland.

Commute & Transit in South Portland

Tilikum Crossing carries MAX, Streetcar, buses, bikes, and pedestrians to SE Portland.

South Portland is already in Portland, so the commute question flips. You are not driving to the city. You are driving from it. Downtown is typically 7-15 minutes depending on your sub-area and the time of day. OHSU on Marquam Hill is a 3-minute Aerial Tram ride from South Waterfront. Macadam Avenue (SW Macadam Ave / OR-43) northbound can bottleneck at the Ross Island Bridge interchange during afternoon peak hours, and the workaround is cutting west to Barbur Blvd and taking I-5 north instead. Most clients who end up in South Portland tell me the commute was shorter than they expected.

Getting Around Without a Car

South Waterfront and Lair Hill are the two sub-areas where car-free living is practical. The Portland Streetcar runs along S Moody Ave with connections to downtown, the Pearl District, and NW Portland. The MAX Orange Line provides direct rail service to Milwaukie and Clackamas Town Center. Tilikum Crossing connects to SE Portland for cyclists and transit riders.

West of Barbur Blvd, the calculus changes. Terwilliger, Fulton, and the upper portions of Corbett are car-dependent for daily errands due to steep grades and limited bus frequency. TriMet Line 12 on Barbur is the primary bus route for the western edge, running every 15 minutes during peak hours.

Signature Transit Feature

The Portland Aerial Tram

The Portland Aerial Tram is a 3,300-foot gondola connecting South Waterfront to OHSU's Marquam Hill campus. The ride takes approximately 3 minutes and rises 500 feet. For OHSU employees living in South Waterfront, this is the daily commute. For everyone else, it is a $6 round-trip ride with panoramic views of Mt. Hood, Mt. St. Helens, and the Willamette River.

The tram operates Monday through Friday 5:30 AM to 9:30 PM, Saturday 9:00 AM to 5:00 PM, and is closed Sundays and major holidays. OHSU patients and employees ride free.

The Local Shortcut

When Macadam Avenue stacks up at the Ross Island Bridge interchange during afternoon peak, cut west to Barbur Blvd via SW Taylors Ferry Road or SW Capitol Highway and take I-5 north instead. This adds distance but typically saves 5-10 minutes during the 4:30-6:00 PM window. Most long-term South Portland residents learn this route within their first month.

Major Employers Near South Portland

OHSU Marquam Hill campus seen from Terwilliger Boulevard through forest canopy
OHSU's Marquam Hill campus rises directly above South Portland through the West Hills canopy.

OHSU is the anchor employer. With approximately 21,000 employees across its Marquam Hill and South Waterfront campuses, it is Portland's second-largest employer, and the Aerial Tram makes South Portland the only neighborhood with a 3-minute direct connection. The question I get most from relocating buyers about this neighborhood is whether the OHSU commute alone justifies the price premium over Sellwood or Hillsdale, and for OHSU employees, the answer is almost always yes.

Community Events & Culture in South Portland

Elizabeth Caruthers Park during the South Waterfront Farmers Market
The South Waterfront Farmers Market runs Thursdays June through October at Elizabeth Caruthers Park.

South Portland's community calendar is anchored by the South Waterfront Farmers Market at Elizabeth Caruthers Park. It is a smaller, evening-hours market compared to Portland's major Saturday markets, and that neighborhood scale is what residents value. Buyers relocating from larger cities are often surprised by how quickly they recognize faces at the Thursday market after a few weeks. Beyond the neighborhood, South Portland's proximity to downtown puts every major Portland festival a short Streetcar ride or bike ride away.

Joe Saling

Saling Homes at eXp Realty

My job is to educate and advocate -- in that order. Before you make one of the biggest financial decisions of your life, you deserve to understand exactly what you're buying, what the market is doing, and what your options actually are. I bring over 20 years of sales, negotiation, and operations experience to every transaction, and I put all of it to work for you, not for a quick close.

I'm a native Oregonian with a decade of focused experience in the Portland metro. I know these neighborhoods, these schools, and these commutes because I've lived and worked here. My commission is transparent at 2.5%, and I'll walk you through every step so there are no surprises at the closing table -- only confidence.

If you're considering South Portland, I'd love to help you figure out which neighborhood fits your life. That starts with a conversation, not a pitch.
