Damascus — Elbow Room Where East Metro Meets the Cascades Foothills

Clackamas County's last stretch of semi-rural acreage inside the urban growth boundary, where buyers get lot sizes that disappeared from Happy Valley a decade ago.

Updated April 2026

Damascus is an unincorporated community in East Clackamas County, Oregon, known for its large residential lots, Springwater Corridor Trail access, and proximity to both Happy Valley's retail corridor and the Mt. Hood recreation zone, located approximately 25 minutes southeast of downtown Portland. The landscape here still reads as rural in places — horse properties along SE Foster Road, wooded hillsides south of Highway 224, nurseries and small farms dotting the eastern boundary toward Boring — even as newer subdivisions fill in along the Highway 212 corridor.

Unlike Happy Valley, where new-construction neighborhoods have pushed median prices above $650,000 and lot sizes rarely exceed 5,000 square feet, Damascus offers comparable school access through the same North Clackamas School District at a median roughly $100,000 lower, with lots that routinely start at a quarter acre and run well past one acre on the eastern edge.

Housing stock ranges from 1970s ranch-style homes on half-acre parcels in North Damascus to 2000s-era two-story construction in the South Hills area. Buyers looking for acreage will find one-to-five-acre properties east of Highway 224, many with outbuildings, while the Highway 212 corridor offers more conventional suburban lots with quicker access to Safeway, Bi-Mart, and the Pub 212 commercial node.

The commercial core is modest but functional. Highway 212 between Foster Road and Royer Road anchors the daily-needs retail -- Safeway, Bi-Mart, Dollar Tree, and a handful of local restaurants including Pub 212 and Sparky's Pizza. For bigger shopping runs, Clackamas Town Center and the Fred Meyer stores in Happy Valley and Clackamas sit 10-15 minutes west on 82nd Avenue.

Buyers who cross-shop Damascus and Happy Valley almost always come down to lot size versus retail proximity. Damascus delivers the acreage and the lower price point, but the trade-off is a longer drive to grocery stores and a commercial core that runs along two-lane highways rather than a planned town center.

My Take on Damascus

I regularly show homes along SE Foster Road and the Highway 224 corridor to buyers who have been outpriced in Happy Valley or want more land than Clackamas can offer. The stretch between Royer Road and 172nd Avenue is where most of the activity concentrates -- close enough to Safeway and Pub 212 for daily errands, but still delivering quarter-acre lots that feel genuinely suburban rather than packed-in.

The honest trade-off is convenience. Damascus does not have a town center, a grocery store within walking distance of most homes, or rail transit. Everything runs through Highway 212 or Highway 224, and during peak hours those two-lane corridors can back up. Buyers who work remotely three or more days a week tend to love it here. Buyers commuting to downtown Portland five days a week typically wish they were closer to I-205.

Pricing has been steady in the low-to-mid $500s over the past 12 months, which puts Damascus in an interesting spot -- it is one of the few places in the east metro where you can still get a half-acre lot with a newer home under $600,000. I expect that gap to narrow as Happy Valley's remaining buildable land fills in and buyers expand their search radius eastward.

Frequently Asked Questions About Damascus

The median home price in Damascus, Oregon is approximately $550,000 as of early 2026, based on Redfin market data. Entry-level homes in Damascus start around $425,000 for older ranch-style properties on smaller lots, while homes on one-acre-plus parcels in East Damascus and the South Hills area can exceed $700,000.

The commute from Damascus, Oregon to downtown Portland typically takes 25-30 minutes during off-peak hours via SE Highway 224 west to I-205 north. During peak morning hours, the drive can extend to 40-55 minutes depending on congestion along the two-lane highway corridors and conditions on I-205 at the Abernethy Bridge interchange. TriMet Bus Line 72 connects to the MAX Green Line at Clackamas Town Center, with total transit time to downtown running approximately 75 minutes.

Damascus, Oregon is served by two school districts: the Oregon Trail School District (Niche grade A-) covering the eastern portions, and the North Clackamas School District (Niche grade B) serving the western side. Adrienne C. Nelson High School (GreatSchools 8/10) offers an International Baccalaureate program. Because Damascus straddles district lines, buyers should verify school assignment by specific property address before purchasing.

Damascus, Oregon is an unincorporated community with roughly six distinct residential areas. North Damascus features 1970s-1990s ranch homes on half-acre-plus lots near the Boring boundary. The Highway 212 corridor anchors the commercial core with Safeway, Bi-Mart, and local restaurants. South Hills offers newer 1990s-2010s homes on wooded lots. West Damascus provides Springwater Corridor Trail access and proximity to Happy Valley schools and shopping. East Damascus and the Carver area feature equestrian properties on one-to-five-acre parcels. The Highway 224 corridor connects to Carver Cafe, Carver Hangar, and river access near the Clackamas River bridge.

Damascus, Oregon appeals to buyers who prioritize lot size, quiet surroundings, and proximity to both Portland's urban core and Mt. Hood recreation. The community offers half-acre-plus lots at a median of $550,000, Springwater Corridor Trail access, and dual-district school options. The trade-offs are limited walkability (Walk Score 18), no rail transit, and a commercial core concentrated along two-lane highway corridors. Buyers who work remotely or commute two to three days per week tend to find the best value here.

The effective property tax rate in Damascus, Oregon is approximately 0.92%, administered by the Clackamas County Assessor. On a $550,000 home, that works out to roughly $5,060 per year. Clackamas County taxes fund services including schools, parks, fire protection, and county road maintenance.

Damascus, Oregon is served by TriMet Bus Line 72, which connects to the MAX Green Line at Clackamas Town Center. Peak-hour frequency runs approximately every 15 minutes, with off-peak service at 30-minute intervals. Bus Line 21 provides secondary service along the Gresham corridor. Damascus does not have MAX light rail or streetcar service.

Damascus, Oregon residents have access to Damascus Centennial Park for sports fields, playgrounds, and the weekly farmers market. The Springwater Corridor Trail runs through the community on its 21-mile route from Portland to Boring, offering paved multi-use access for walking, running, and cycling. Boring Station Trailhead Park provides eastern trail access with parking and restrooms, and Hidden Falls Nature Park in neighboring Happy Valley features a waterfall hike on fully paved trails.

Damascus, Oregon and Happy Valley share access to the North Clackamas School District but differ on price, lot size, and walkability. Damascus offers a median home price around $550,000 compared to Happy Valley's $650,000, with significantly larger lots. Happy Valley provides a walkable town center, newer construction, and more retail options within the community. Damascus delivers more acreage and a quieter setting at a lower price point, while Happy Valley prioritizes convenience and newer infrastructure.

Damascus, Oregon residents can reach several major employment centers within a 20-minute drive. Clackamas Community College sits 15 minutes west on Highway 212. Legacy Mount Hood Medical Center in Gresham is 15 minutes north on Highway 224. The Clackamas industrial corridor along 82nd Avenue, including Fred Meyer distribution and manufacturing operations, is 12 minutes west. Downtown Portland's employment core is accessible in 25-30 minutes via I-205.

Damascus, Oregon has a Walk Score of 18, a Transit Score of 22, and a Bike Score of 29, placing it firmly in the car-dependent category for daily errands. Most homes are not within walking distance of grocery stores or restaurants. The Springwater Corridor Trail provides excellent recreational walking and cycling, but it functions as a trail rather than a commuter route for most residents. The Highway 212 commercial corridor offers some clustering of retail, but sidewalk infrastructure is limited.

Damascus, Oregon offers a lower cost of housing compared to Portland proper, with a median home price around $550,000 versus Portland's approximately $510,000. However, Damascus lots are substantially larger, making the per-square-foot value more favorable. Clackamas County's overall cost of living index runs slightly above the national average. Grocery, transportation, and utility costs are comparable to the broader Portland metro area. The primary savings come from property size rather than sticker price alone.

Damascus, Oregon shares the Portland metro's mild Pacific Northwest climate. Summer highs typically reach the upper 70s to low 80s from July through September, while winter lows drop to the mid-30s with occasional freezing temperatures in December and January. Annual rainfall averages roughly 42-45 inches, with the majority falling between October and May. Snowfall is rare, averaging a few inches per year. Damascus sits at a slightly higher elevation than downtown Portland, which can mean slightly cooler temperatures and occasional ice during winter cold snaps.

Damascus, Oregon has a small but genuine local dining scene. Pub 212 on Highway 212 has served burgers, steaks, and craft drinks since 1996 and functions as the neighborhood gathering spot. Pho Bar Vietnamese Kitchen on 172nd Avenue serves fresh pho and Vietnamese favorites. Carver Cafe is a women-owned breakfast landmark featured in the Twilight films. Ruzzo's Retreat pours 22 Oregon craft beers with fire pits and live music. Damascus Crossing food cart pod on SE Wiese Road adds rotating carts with tacos, burgers, and Thai food alongside craft beer.

Living in Damascus, Oregon means trading walkable retail and transit access for lot sizes that have largely disappeared from the inner Portland suburbs. The community has a distinctly semi-rural character, with horse properties on the eastern edge and a small commercial core along the Highway 212 and Highway 224 corridors. TriMet Bus 72 provides transit service to the MAX Green Line at Clackamas Town Center, and most residents commute by car in 25-30 minutes off-peak. Major employers in healthcare, education, and manufacturing sit within 20 minutes via I-205. The median home price around $550,000 delivers quarter-acre-plus lots and dual-district school access, making Damascus one of the more affordable options in East Clackamas County for buyers who work remotely or maintain a hybrid commute schedule.

Neighborhoods in Damascus

Damascus neighborhoods are defined more by terrain and road corridors than by formal boundaries. The community stretches from the commercial nodes along Highway 212 and Highway 224 east toward the Boring boundary, with lot sizes generally increasing and density decreasing as you move away from the highway corridors. Most homes sit on a quarter acre or more, with genuine acreage properties concentrated in the eastern reaches.

Dining in Damascus

Ruzzo's Retreat pours 22 Oregon craft beers on tap with fire pits, live music, and a covered outdoor tent off Highway 224.

Damascus dining is local, unpretentious, and built around the two highway corridors that define the community. Pub 212 and Sparky's Pizza anchor the Highway 212 side, while Carver Cafe and Carver Hangar hold down Highway 224 near the Clackamas River bridge. The newest addition is Ruzzo's Retreat, a taproom on Highway 224 with 22 Oregon craft taps and an outdoor setup with fire pits and live music.

The thing relocating buyers consistently don't expect about Damascus is that the food cart scene at Damascus Crossing has turned into a genuine neighborhood gathering spot -- craft beer, live music, rotating carts, and the kind of casual energy that makes people stick around for three hours on a Saturday afternoon.

Shopping in Damascus

Highway 212 retail strip in Damascus showing Safeway and Bi-Mart storefronts with parked cars
Safeway and Bi-Mart anchor Damascus's daily-needs retail along the Highway 212 commercial corridor.

Daily grocery runs stay on Highway 212 at Safeway and Bi-Mart, both in Damascus proper. For specialty groceries, Trader Joe's and New Seasons Market sit 10-15 minutes west in the Clackamas and Happy Valley retail cluster along 82nd Avenue, and Costco in Clackamas handles the bulk-buying runs.

I tell relocating buyers to think of Damascus shopping in two tiers: the local tier along Highway 212 covers the basics without leaving the community, and the 82nd Avenue tier fills in everything else within a 15-minute drive. Most households settle into a pattern of Safeway for weeknight groceries and a weekend Costco or Trader Joe's loop.

Damascus Centennial Park anchors the community side with sports fields, a playground, and the weekly farmers market.

When Damascus May Not Be the Right Fit

  • You need a walkable downtown for daily errands. Damascus's city-wide Walk Score is 43. East Damascus / Carver scores a 79, but that walkable radius does not match the density or variety of Lake Oswego's downtown district along A Avenue and State Street, which has grocery, dining, and retail within a compact, connected grid.
  • You are commuting daily to Hillsboro and want to avoid OR-217. The OR-217 corridor between Damascus and US-26 can add 15-25 minutes during peak hours with no effective surface-street alternative. Beaverton's central and northern neighborhoods sit directly on the MAX Blue Line and US-26, putting Hillsboro employers within 15-20 minutes without touching OR-217.
  • You are prioritizing the highest-rated school district in the metro. TTSD is a solid B+ by Niche, ranked #9 in Oregon. Lake Oswego School District holds the #1 ranking with an A+ grade and consistently higher proficiency scores. The median home price difference of $90,000-$190,000 is the cost of that ranking gap.
  • You want acreage and rural character within 20 minutes of Portland. Damascus's lots range from 3,500 sq ft in South Hills to approximately 15,000 sq ft on North Damascus. There is no rural or one-acre-plus inventory within city limits. Sherwood's southern and western edges include properties with larger lots and direct proximity to the Tualatin River National Wildlife Refuge.
  • You need MAX Light Rail for a car-free commute. WES Commuter Rail operates weekday rush hours only at approximately 45-minute intervals with no weekend service. Beaverton Transit Center serves both the MAX Blue Line (Hillsboro to Gresham) and Red Line (Beaverton to PDX Airport), providing all-day, seven-day light rail service.

About Joe Saling

Joe Saling, Saling Homes at eXp Realty, Portland Oregon real estate agent

Joe Saling

Saling Homes at eXp Realty

My job is to educate and advocate -- in that order. Before you make one of the biggest financial decisions of your life, you deserve to understand exactly what you're buying, what the market is doing, and what your options actually are. I bring over 20 years of sales, negotiation, and operations experience to every transaction, and I put all of it to work for you, not for a quick close.

I'm a native Oregonian with a decade of focused experience in the Portland metro. I know these neighborhoods, these schools, and these commutes because I've lived and worked here. My commission is transparent at 2.5%, and I'll walk you through every step so there are no surprises at the closing table -- only confidence.

If you're considering Damascus, I'd love to help you figure out which neighborhood fits your life. That starts with a conversation, not a pitch.
