    Neighborhood Overview

    What Homestead Is Really Like

Homestead sits in Southwest Portland on Marquam Hill, the bluff that holds the OHSU campus, the VA Medical Center, Doernbecher Children's Hospital, the Casey Eye Institute, and the Knight Cancer Institute. Locals call this medical complex Pill Hill. The neighborhood boundaries roughly run from Fairmount Boulevard on the west down to SW Barbur Boulevard on the east, and from Marquam Ravine on the north to a southern edge near Capitol Highway. The defining geography is forest and elevation: hundreds of acres of undeveloped Marquam Nature Park and Terwilliger Parkway green space wrap around the residential blocks, and many homes sit at elevations that yield views of downtown, the Willamette River, and the Cascades.

A weekday morning here is the rhythm of OHSU shift changes (5am, 7am, 3pm, 7pm) on the perimeter roads, the OHSU Aerial Tram running between South Waterfront and the campus summit, and trail runners on the Marquam Trail. There is essentially no commercial activity inside the neighborhood; OHSU itself has campus food service, but daily errands route to the South Waterfront, downtown Portland, or Hillsdale, all within 5 to 10 minutes. Weekends shift toward the trails. The 40-mile Forest Park Conservancy and 4T Trail loop systems run through Marquam Nature Park, and weekend hikers are a constant presence.

On residential blocks you will see homeowners gardening on terraced lots, OHSU and VA staff walking or biking to work via the Marquam Trail, and dog walkers using Terwilliger Parkway. The Homestead Neighborhood Association is small and active, and has a long history of working with OHSU on growth, traffic, and forest preservation. Streets are winding, sidewalks are inconsistent, and some blocks were platted in the 1850s on a grid that ignored the steep terrain, so a few mapped streets were never actually built.

    Housing & Style

    Homes and Architecture in Homestead

Homestead's residential housing stock is small in count (the institutional uses, OHSU, VA, and Marquam Nature Park, take up most of the neighborhood's land area), but varied in character. The dominant layers are mid-century modern homes from the 1950s and 1960s built to capture the views, custom contemporary homes from the 1990s and 2000s on hillside lots, and a smaller layer of pre-war Craftsman and bungalow homes on the lower elevations near SW Barbur Boulevard. A few condominium and small multifamily buildings exist near the OHSU campus edge. Lot sizes vary widely, from compact lots in the lower elevations to larger forested parcels on the upper slopes; many homes sit on 7,000 to 12,000 square foot lots with mature tree cover.

When you shop here, expect tight inventory. The neighborhood is small, residential turnover is slow, and many homes are owned by long-term residents or OHSU-affiliated buyers. Condition varies dramatically. Some mid-century homes are original and need updating; others have been gut-renovated to contemporary standards. Custom homes from the last 30 years are typically in better mechanical shape but may need cosmetic updates. Two items to price into your underwriting: structural and drainage assessments on hillside lots (the West Hills are prone to landslide and erosion concerns), and the cost of long, steep, often shared driveways that need ongoing maintenance.

    Geography, Amenities, and Getting Around

Marquam Nature Park & Forest Setting

    Defining Geography

Homestead has more proportional forest and green space than nearly any other Portland neighborhood. Marquam Nature Park (193 acres of forested ravines), Terwilliger Parkway (a 103-acre linear park designed in 1911), and the protected forest belt around OHSU surround the residential blocks. Old-growth fir, western hemlock, red cedar, and big-leaf maples cover much of the neighborhood, giving the streetscape an unusual feeling of being inside a forest in the city.

    South Waterfront & Hillsdale

    Nearest Amenity Hubs

The closest full-service grocery, dining, and errand options are split between two areas. The South Waterfront (Whole Foods, Blue Star Donuts, Growler Guys) is 5 to 7 minutes downhill via SW Macadam or the OHSU Aerial Tram. Hillsdale (Basics Market, Sasquatch Brewpub, Sunday farmers market) is 7 to 10 minutes south via SW Terwilliger. Downtown Portland adds another full set of options at 8 to 10 minutes.

    Marquam & 4T Trail Systems

    Outdoor Access

The 40-mile Marquam Trail loop and the 4T Trail (Trail, Tram, Trolley, Train) both pass directly through the neighborhood. Trail-running and hiking from a doorstep is a primary daily-life feature, with connections up to Council Crest, west to Washington Park and the Hoyt Arboretum, and down to OHSU and the Willamette River. Few Portland neighborhoods offer this density of trail access from residential streets.

    Getting Around

    Transit & Commute

OHSU is walking distance for many Homestead addresses, and the Marquam Trail provides a direct off-street pedestrian route. Downtown Portland is 8 to 10 minutes by car off-peak via SW Sam Jackson Park Road or SW Terwilliger. The OHSU Aerial Tram runs between Marquam Hill and the South Waterfront (free for OHSU badge holders), connecting to the Portland Streetcar and MAX Orange Line. TriMet bus service runs primarily on perimeter roads.

    From Your Agent

    Joe's Take on Homestead

When OHSU physicians, residents, or VA staff tell me they want to live as close to the campus as possible without buying into a high-rise condo, Homestead is almost always the first neighborhood I show them. The combination of walkable access to OHSU, hundreds of acres of forest at the door, and view-oriented housing stock is genuinely hard to replicate. The honest trade-off is that this is a small, expensive neighborhood with essentially no commercial life inside its boundaries. You drive (or tram) for everything other than a forest walk, and inventory is thin enough that you may wait several months for the right home to come up.

The housing stock and location suit OHSU and VA-affiliated buyers who place a premium on commute time and trail access, view-seeking buyers willing to manage hillside maintenance, and anyone who values forest immersion at the urban edge. It works well for buyers who can navigate a small, slow-moving market and are willing to pay a premium for proximity to the medical complex. It is less of a fit for buyers who want walkable shops and restaurants outside their door (the neighborhood has none), buyers needing flat lots or ground-floor accessibility (most homes have stairs), or buyers on a budget given the price point.

Before you write an offer in Homestead, there are specific items worth checking. Get a structural and drainage engineer's review on any hillside home and verify retaining walls, french drains, and slope stability work were permitted and inspected. Pull the geological hazard maps; landslide and steep-slope zones are present in parts of the neighborhood. If the home has a shared private driveway (common here), review the maintenance agreement and condition. Check the OHSU helicopter flight path; Life Flight uses the campus helipad, and proximity affects sound exposure. Verify school assignment at pps.net since boundaries can split. Finally, drive the route to OHSU at 5am and 3pm shift changes to gauge what the perimeter traffic actually feels like during peak medical commute hours.

    Common Questions

    Frequently Asked Questions About Homestead

How do home prices in Homestead compare to the rest of Southwest Portland?

Homestead consistently prices in the upper tier of Southwest Portland, above Hillsdale, Hayhurst, and Multnomah, and roughly in line with parts of Healy Heights and the lower end of Southwest Hills. The combination of OHSU walkability, forest setting, view inventory, and limited supply drives the premium. Per-square-foot pricing varies widely depending on view quality, lot size, and condition. The current average sales price and active listing count are shown at the top of this page and update automatically with the market.

What are property taxes like in Homestead?

Multnomah County property taxes in Homestead run at an effective combined rate of approximately 1.3% to 2.1% of assessed value, in line with the rest of the county. Because home values in Homestead are higher than most of Portland, typical annual property tax bills are also higher in absolute dollars. Oregon Measure 50 caps assessed value growth at 3% per year, so long-held homes often pay considerably less than their market value would suggest. Verify current rates and the specific assessment for any address you are considering at multco.us/assessment-taxation.

    Which schools serve Homestead?

Homestead is served by Portland Public Schools and most addresses fall in the Lincoln High School cluster. Default assignments for most addresses are typically Ainsworth Elementary, West Sylvan Middle School, and Lincoln High School, all of which historically rate among the higher-performing PPS schools on GreatSchools and Niche. Some southern-edge addresses near Hillsdale may feed to Rieke Elementary instead, so verify the specific address assignment with the PPS boundary finder at pps.net. Portland Public Schools also offers open enrollment, though acceptance at oversubscribed schools is not guaranteed.

What is the housing stock like in Homestead?

Housing stock is predominantly mid-century modern homes from the 1950s and 1960s built to capture the views, custom contemporary homes from the 1990s and 2000s on hillside lots, and smaller pockets of pre-war Craftsman and bungalow homes near SW Barbur Boulevard. Lot sizes vary widely, with many homes on 7,000 to 12,000 square foot lots with mature tree cover. Amenity access includes Marquam Nature Park (193 acres of forested ravines), Terwilliger Parkway (103-acre linear park), the 40-mile Marquam Trail loop system, and direct walkability to the OHSU campus. Inventory turns over slowly given the neighborhood's small residential footprint.

How long is the commute from Homestead to downtown Portland?

Downtown Portland is typically 8 to 10 minutes by car outside of peak hours via SW Sam Jackson Park Road or SW Terwilliger Boulevard. Many Homestead residents commute to OHSU on foot or by bike via the Marquam Trail in under 15 minutes. The OHSU Aerial Tram runs between the Marquam Hill campus and South Waterfront (free for OHSU badge holders) and connects to the Portland Streetcar and MAX Orange Line for transit access to downtown and beyond. Peak-hour drives can extend to 15 to 20 minutes when SW Terwilliger or I-5 back up.

    Is Homestead walkable?

Homestead is walkable for two specific things: getting to OHSU, and getting onto trails. There is essentially no commercial activity (grocery, restaurants, retail) within the neighborhood, so daily errands require a car, the OHSU Aerial Tram, or a short drive to the South Waterfront, downtown, or Hillsdale. Walk Scores in the neighborhood are typically in the 20s to 40s. The walking that does happen is recreational on the Marquam Trail and Terwilliger Parkway, plus campus access for OHSU and VA-affiliated residents. Sidewalks are inconsistent on residential blocks, and steep grades are common.

How does Homestead compare to nearby Southwest Portland neighborhoods?

Homestead typically prices above Hillsdale, Hayhurst, and Multnomah, and roughly in line with Healy Heights and the lower end of Southwest Hills. Hillsdale offers the walkable corridor and farmers market that Homestead lacks, at lower prices and on flatter ground. Healy Heights has similar Cascade-view inventory but is further from OHSU. Southwest Hills covers a larger geographic area with more housing variety. South Waterfront offers high-rise condos with OHSU tram access at a different price point and lifestyle. Homestead is the pick when a buyer wants OHSU walkability, forest setting, and view inventory in a residential single-family context.

Can I add an ADU or short-term rental in Homestead?

Most Homestead lots are eligible for an accessory dwelling unit under Portland's Residential Infill Project rules, which allow up to one ADU on a single-family lot. Hillside grading, geological hazard zones, environmental overlay zones, and tree preservation requirements often add cost and complexity. Short-term rentals require a City of Portland STR permit; Type A permits require owner-occupancy and Type B permits (non-owner-occupied) have stricter limits and are harder to obtain. Demand from OHSU patient visitors and traveling medical staff makes STRs in this neighborhood potentially attractive, but verify both ADU eligibility and STR permit type with Portland Bureau of Development Services (portland.gov/bds) before counting on rental income.
