Living in Arbor Lodge
Compact pre-war bungalows between Interstate and Denver Avenues, anchored by an 11-acre park and a short walk to the Kenton MAX Yellow Line station.
Updated April 2026 by Joe SalingWhat Arbor Lodge Is Really Like
Arbor Lodge sits in North Portland between N Interstate Avenue and N Denver Avenue, roughly bordered by N Rosa Parks Way to the south and N Willamette Boulevard to the north. The neighborhood takes its name from its namesake 11-acre park, which sits near the geographic center and acts as the daily gathering point for most of the surrounding blocks.
Architecturally the area reads as classic pre-WWII Portland: Craftsman bungalows, Old Portland foursquares, and English cottages on 4,500 to 5,500 square foot lots. Newer infill and skinny-lot townhomes have filled in along the Interstate corridor, but most interior residential blocks still carry their original 1910s to 1930s housing stock and street trees. MAX Yellow Line access at the N Rosa Parks and Kenton stations puts downtown Portland about 20 minutes away by train.

Homes and Prices in Arbor Lodge
Arbor Lodge's housing stock skews older, with a large share of homes built between 1910 and 1940. Typical detached single-family homes run 1,200 to 2,000 square feet on compact lots, with partial basements common and full basements in the foursquares. You will also see a meaningful inventory of skinny-lot new construction and attached townhomes along N Interstate and the Denver corridor, where zoning allows higher density. Sale prices as of early 2026 generally run in the $450,000 to $650,000 range for detached single-family, with townhomes and condos trading lower.

Dining, Parks, and Getting Around
Stormbreaker Brewing
Longtime North Portland brewery just south of Arbor Lodge on N Mississippi with a full food menu and a large outdoor patio. A practical walk from the southern blocks of the neighborhood.
New Seasons Market (Arbor Lodge)
Full-service local grocery on N Rosa Parks Way, steps from the MAX station. This is the daily-errand anchor for the east side of the neighborhood.
Arbor Lodge Park
The neighborhood's namesake park has a playground, large open lawns, tennis courts, a basketball court, and mature trees. A consistently busy park that anchors the blocks around N Bryant and N Delaware.
Getting Around
The MAX Yellow Line runs along N Interstate with stations at N Rosa Parks and Kenton, putting downtown Portland about 18 to 22 minutes away by train. Drivers reach I-5 in about five minutes for a 12 to 15 minute off-peak trip downtown.
Joe's Take on Arbor Lodge
Arbor Lodge is one of the neighborhoods I point to when buyers want pre-war character and a MAX station without paying the Mississippi corridor premium. The housing is a near match for what you find in Boise or Humboldt three miles south, but with compact lots, more limited commercial density, and prices that usually run $75,000 to $125,000 below those corridor blocks.
The objective trade-off is commercial amenity. Mississippi and Williams offer six blocks of packed restaurants and retail; Arbor Lodge has a smaller walkable cluster around N Rosa Parks and the MAX station, plus spillover access to Kenton's commercial strip just north. If walkable density is the top priority, look at Boise. If pre-war stock, a MAX station, and a large neighborhood park at a lower entry price matter more, Arbor Lodge is hard to beat.
Frequently Asked Questions About Arbor Lodge
What is the average home price in Arbor Lodge, Portland?
As of early 2026, detached single-family homes in Arbor Lodge typically trade between $450,000 and $650,000 depending on size, condition, and whether the home sits on a full or compact lot. Attached townhomes and condos along N Interstate generally trade lower, often in the $325,000 to $475,000 range. Prices reflect recent MLS sales and will shift with market conditions.
Which schools serve Arbor Lodge?
Arbor Lodge is served by Portland Public Schools. Default assignments for most addresses route to Chief Joseph Elementary, Ockley Green Middle School, and Jefferson High School, though assignment depends on your specific address and can change over time. Use the PPS boundary finder to verify the exact assigned schools for any address, and note that PPS open enrollment allows applications to any district school.
What is the housing stock like in Arbor Lodge?
The housing stock is predominantly pre-1940 Craftsman bungalows and Old Portland foursquares on 4,500 to 5,500 square foot lots, with English cottages and a few mid-century ranches mixed in. Along N Interstate and N Denver, newer skinny-lot detached homes and attached townhomes have filled in since the 2010s. Typical home sizes run 1,200 to 2,000 square feet for detached houses, with basements common.
How long is the commute from Arbor Lodge to downtown Portland?
Downtown Portland is typically 12 to 15 minutes by car via I-5 outside of peak hours, or 18 to 22 minutes on the MAX Yellow Line from the N Rosa Parks or Kenton stations. Peak-hour drives on I-5 commonly stretch to 25 to 35 minutes, which is why many Arbor Lodge residents default to the MAX for daily commuting. Bike access downtown via N Williams runs 20 to 25 minutes.
Is Arbor Lodge walkable?
Walkability is moderate and strongest on the east side of the neighborhood near N Rosa Parks Way and the N Interstate corridor, where you can walk to New Seasons, the MAX station, and a small commercial cluster. Interior residential blocks score lower on Walk Score (walkscore.com) and are more car-dependent, though the flat grid and sidewalks make daily walks to Arbor Lodge Park easy from most addresses.
